The ground floor contains the main reception areas of the house and is entered directly from the outside courtyard area.

Entrance Hall

The part glazed main door to the property from the courtyard opens into the very spacious entrance hall (4.2m x 3.3m). This part of the house was originally an old grain store. There are two stairways in the entrance hall, one of which leads upstairs to the first floor, and other leads downstairs to the lower ground floor.

On the left hand side of the entrance hall is a door that leads outside into the large covered storage area that has a large open archway back into the courtyard. This area offers the potential for a developer to create an additional room for the house (subject to the neccessary planning consent).

To the righthand end of the entrance hall is a door that leads into the kitchen/dining room.

Kitchen and Dining Room

This is a very large and versatile living space measuring some 7.3m x 4.75m that is currently setup with a large dining table in the centre of the room and a relaxing chair by the fireplace. The room has exposed beams and a tiled floor. The very large dresser standing against one of the walls fits in very comfortably in this big room.

The kitchen is fitted out out with numerous low and high level cupboards to provide ample storage for all of the kitchen requirements. There are built in appliances such as oven/cooker, extracter fan and dishwasher. On the opposite wall there is an inset that houses a fridge freezer and another cupboard, on top of which is space suitable for a microwave.

The kitchen is entered directly from the entrance hall. Immediately on the right are the stairs that lead to the first floor. The room also has a glazed door that leads out to the courtyard at the front of the house, and another glazed door that leads out on to the balcony at the back of the house. Next to the fireplace is the entrance to the lounge.

Balcony

The balcony (3.0m x 2.7m), is accessed through a glazed door from the kitchen and Dining Room. From here there is a fabulous panoramic view over the Santerno Valley.

Lounge

The lounge is accessed from the kitchen and dining room and measures 4.0m x 4.35m. There are windows on two aspects, one to the back of the house looking out across the valley, and the other looking along the driveway. The room has the original exposed beams and a tiled floor.
